Before we share full property details, you'll be asked to sign a standard confidentiality agreement — a normal part of how off-market deals are handled.

4. Reserve and view
Pick a property that fits your criteria, reserve it, and arrange a viewing.

5. Exchange within 30 days
Move from reservation to exchange in 30 days or less.

Investor FAQ's

Question 1: Where do these properties come from?

We source directly from motivated sellers across Wessex, meaning properties are off-market and not competing with the wider buyer pool.

Question 2: How much of a discount can I expect?

This varies by property, but every deal is priced to reflect a genuine below-market opportunity — full details are provided with each listing.

Question 3: Is there a fee to join the investors list?

No — it's free to join and receive properties. A £1,000 reservation fee applies once you reserve a specific property, plus a sourcing fee confirmed upfront for that deal before you commit to anything.

Question 4: What happens to my reservation fee?

The £1,000 reservation fee forms part of your total sourcing fee, with the remaining balance due on completion. It's refundable if the seller withdraws from the sale, or if the property's condition turns out to be significantly different from what was described (backed by an independent survey). Outside of those circumstances — for example, if you simply change your mind, or the purchase doesn't progress within the agreed timescale — the reservation fee is retained, since it secures the property exclusively for you and takes it off the market for other investors.

Question 5: When is the remaining sourcing fee due?

Within 48 hours of completion. This can also be held with an independent solicitor and released automatically on completion, which many investors prefer for their first purchase with us.

Question 6: What's the completion timescale?

30 days from reservation. We'd expect a solicitor instructed within 3 working days of signing, keeping things moving so the 30-day window is realistic.

Question 7: Do I need to be a cash buyer?

Cash buyers and investors with finance already in principle are both welcome — given the 30-day exchange timeline, having your finance sorted in advance (either way) means you won't miss out on a deal while waiting on an approval.

Question 8: What areas do you cover?

Currently sourcing across Wessex (Somerset, Dorset, Hampshire, Wiltshire). If you're looking for something outside this area, get in touch — we're happy to help where we can.

Question 9: What will I need to sign?

A standard confidentiality agreement before we share full property details. We'll confirm the exact documents involved before you proceed with any deal.
